Why Professionals Should Manage your Property

A dozen good reasons why to entrust your investment property management to Professionals Bundaberg Real Estate

1. We are a member of the Real Estate Institute of Queensland, the REIQ.

2. To ensure the best tenant selection, our office is a member of TICA, and Barclays Mis. Both of these memberships allow us access to extensive Australia wide, Tenancy Default Databases.

3. We advertise rental properties through the Internet, Agency pamphlets, Property “For Lease” signs, and through the local newspaper.

4. Potential tenants complete the Barlcays Mis Application for Residential Tenancy and are required to provide 100 points of identification, as well as providing proof of income.

5. We personally escort and introduce the property to all prospective tenants. We never hand out keys to a potential tenant. A potential tenant must view the property prior to submitting a rental application.

6. We perform an extensive entry inspection and complete the RTA Entry Condition Report. We also take approximately 30 to 50 photographs so that we can compare the condition of the house at entry to the condition at vacate time.

7. The first property inspection is completed within 6 weeks of a new tenant moving in, and then inspections every 3 months. Our landlords receive a written report after each inspection and photos of the property are provided if requested.

8. We organize all maintenance for the property with suitably licensed and insured trades people. We do not charge extra for arranging routine maintenance.

9. We monitor rental payments daily and issue the appropriate notices in compliance with the Residential Tenancies Act.

10. We disperse payments to Landlord's bank accounts at the end of each month and offer the option of a second payment mid-month at no extra charge.

11. We constantly assess and monitor true rental income potential which is based on market forces, so that rental income is maximized.

12. An informative newsletter is sent to our landlords each month, so that our landlords can be kept up to date with changes that may effect their investment.
